We will accompany viewings on properties up to 6.00pm during the week,
and up until 4.00pm on a Saturday.

Credit Referencing:

To enable a tenancy to proceed, a full credit reference must be applied for,
and the costs are as follows:

Single person: £100.00 inc VAT Married couple: £130.00 inc VAT

The above costs are required before a credit reference can take place, and are not refundable.

Credit referencing can take up to five days, depending on the information supplied.

In all cases the quickest that a tenancy can commence is usually 14 days from the application being received.

On Vacation:

You, the tenant, will be responsible for payment for the checkout report.

The same inventory company will need to be used, wherever possible, and the below costs will be deducted from the security deposit.

The Tenancy, costs and fees:

A minimum deposit equal to 1½ months rent is required within five working days
of the credit reference being approved (This is non refundable in the event of non completion)

We require the first month's rent to be paid in advance,
and at least five working days before commencement of the tenancy. All monies must be in the form of cleared funds, five working days must be allowed for clearing.

Tenant's administration charge per tenancy, including renewals: £50.00 plus VAT

All rent payments are to be made by direct debit.
In the case of "sharers" one bank account must be nominated as sole account for all rent payable.

Please note: Rent is always taken one month in advance
(i.e. if you move in on the 1st, the next months rent is due on the 1st of the following month)

When you sign the contract, make sure that the dates are correct; as once it has been signed you are committed to these dates.

Insurance:

Tenants are strongly recommended to ensure they have a suitable contents insurance policy in place before the tenancy commences (proof may be required before the tenancy commences).

Notice:
